Most subsidence is caused by soil shrinkage, especially in clay soils. Clay expands when wet and shrinks as it dries, which can lead to ground movement. Tree roots, leaking drains, and water pipes can worsen the problem by removing moisture from the soil or weakening the ground. We investigate causes using soil tests, level monitoring, and site inspections. Remedial options include underpinning, pipe repairs, and tree management. After completing the work, we monitor the recovery process and can then issue a Certificate of Structural Adequacy.
