Managing a large project – whether a new build, extension, or major refurbishment – can feel stressful and complicated. Contract administration helps the process run smoothly, reduces mistakes, and helps to keep building work on time and within budget.
We act as the link between you and your contractors, handling queries, monitoring progress on-site, and carrying out regular valuations. Where needed, we carry out structural investigations to spot potential issues early, helping prevent delays and unexpected costs. By overseeing every stage of the build, we make the project more manageable and ensure it meets high standards.

OUR CONTRACT ADMINISTRATION SERVICE – HOW WE CAN EASE
THE PRESSURE ON YOU

We provide a full contract administration service from initial design through to practical completion.
Firstly, we prepare a Schedule of Works which covers all the building work that will be undertaken, and forms the basis of the contract between you and your chosen contractor. Once you’re happy we’ve covered everything, we send the Schedule out to various contractors (none of whom we are affiliated with – they’re simply local contractors who we’ve worked successfully with in the past). We then review the prices, provide you with an analysis spreadsheet comparing the costs, and make our recommendation.
Once a contractor is appointed, we review their health & safety documents, meet them on site, carry out valuations to make sure the project is progressing well, and certify when payments are due. By actively monitoring progress and resolving issues as they arise, we help keep your project on track, on budget, and delivering the quality you expect.

WHAT SORT OF PROJECTS CAN WE HELP WITH?

Our contract administration service covers structural alterations like extensions, planned maintenance on blocks of flats, reinstatement following fire, flood or car impact damage, and more.
We’ve developed our own version of the JCT Minor Works contract, suitable for most projects (as well as being able to prepare the various JCT works contracts where project appropriate) which covers appointments, preconstruction information, risk assessments, specifications for specialist products and best practice methods of working, and more.
