When you are looking to purchase a property you are often required to get a Valuation Survey carried out. These are very basic reports that can help your mortgage lender value the property and decide whether they can approve the mortgage. Sometimes these basic valuation for mortgage surveys throw up potential issues with the property, like suspected movement or damp and water ingress issues. In this case, we would come to the property and carry out an inspection of the reported defect and provide a structural report. Our structural reports can then be used to help secure a mortgage. However, if there is any structural work that needs to be carried out, our report and recommendations can be used in the negotiating process. The prospective buyer of this property needed a Structural Engineer’s report to secure a mortgage. Upon viewing the property we discovered cracking, so we then undertook more detailed investigations to uncover the cause of the cracking.
Our Structural Engineer’s report outlined the probable cause of cracking and the approximate costs of correcting the issues and repairing the defects. Our report enabled the prospective purchaser to negotiate a reduction in price. Philip Goacher Associates was then instructed to prepare a Schedule of Works for the repairs and alterations by the new owners, and we acted as Contract Administrators to get the project completed in time for them to move in.
