Contract Administration following a fire
In 2015, a severe fire ripped through this Grade II Listed 18th-Century building, causing the roof to completely collapse and the majority of the property to suffer considerably.
Philip Goacher Associates was brought in to produce drawings, details and a schedule of works for reinstatement, and to act as Contract Administrator for the works on behalf of the insurers.
After inspecting the property, taking notes and measurements, we organised a contractor to strip out the property and make it safe, following which we produced our structural drawings and a comprehensive schedule of works to reinstate the property to its former glory.
In accordance with the Listed Building application and the property’s Heritage statement, we made sure the original features of this period property were retained and brought back to their former glory, such as the brick detailing to the fireplaces, sections of lime plaster, and some original timber floor beams that survived the fire.
The thatched roof was replaced with new timber rafters and joists, which were supported on hidden steel sections, to ensure compliance with current Building Regulations Approved Document Part A. The original windows were restored and reused, with new glazing installed where it had blown due to the fire.
Throughout the works, we acted as Contract Administrator, which involved monitoring the progress on site; liaising with contractors, the insured and the Loss Adjuster; undertaking regular site visits; and providing updates and valuing the work as it progressed.
In addition to monitoring the works throughout the reinstatement, Philip Goacher Associates also visited once the works had been completed to issue a Certificate of Completion. This provides peace of mind to the Insured, Loss Adjuster and Insurers that the works had been successful.
